ABOUT SCOUT
Scout is an urban design and development practice specializing in the adaptive reuse of historic spaces with a strong community focus. We reimagine underutilized buildings as vibrant, inclusive places for small businesses, artists, and cultural activity. Our work honors the histories embedded in each place while creating opportunities for new stories, connections, and community life to emerge. Scout’s current projects include Bok and the Village of Industry & Art in Philadelphia, PA and 50 Sims in Providence, RI.
50 Sims is a thoughtfully reimagined 113,000-square-foot former textile machinery factory in Providence’s Valley neighborhood, redeveloped by Scout in partnership with the Providence Redevelopment Authority. Scout’s light-touch renovation preserves the building’s high ceilings, timber beams, and original masonry while creating space for creative production, workforce development, regenerative manufacturing, and community gatherings. 50 Sims is home to a diverse mix of creative businesses and community organizations — from Hungry Ghost Press and ShellfLife to Buttonwoods Brewery, nonprofit workforce training programs, and many others.
POSITION SUMMARY
The Leasing + Operations Coordinator at 50 Sims will help shape the next chapter of a growing, creative community of artists, makers, small businesses, workforce development organizations, and entrepreneurs. This role supports the continued evolution of the building by identifying and welcoming new tenants, building relationships within Rhode Island’s creative community, and ensuring the building operates smoothly and provides a positive experience for tenants and visitors.
The Coordinator plays an active role in leasing, cultivating relationships with prospective tenants, evaluating opportunities, and guiding leasing conversations and negotiations. The role requires sound judgment, initiative, and the ability to independently move opportunities forward. A strong understanding of Rhode Island’s creative and small business communities, paired with an entrepreneurial approach to marketing available spaces, will be essential to the continued growth of 50 Sims.
Beyond leasing, the Coordinator serves as the primary on-site point of contact for tenants, coordinating with the Property Manager, contractors, and Scout’s project team to address operational needs. They also lead tenant communications.
The ideal candidate is a connector, problem solver, and community builder who knows Rhode Island and has authentic relationships within its arts, creative, and small business communities. They have an eye for the potential in interesting spaces and understand that successful leasing is about more than filling vacancies — it’s about finding the right people and businesses to help a place thrive. They bring a strong hospitality mindset, excellent communication and organizational skills, and an entrepreneurial approach to generating ideas and taking initiative. This hands-on, in-person role requires the ability to prioritize competing needs, work independently, and collaborate with a remote-based team. Occasional lifting of boxes weighing up to 50 pounds may be required.
